About the Property
In September 2014, Alliance acquired this 185,000 square foot warehouse building and large parking lot occupying a full city block between two of Philadelphia’s most sought-after “live/work/play” neighborhoods. Due to the in-place zoning at acquisition, Alliance initially focused on creative office conversion or high-end flex/warehouse space but knew that retail and residential would likely become permitted after the city completed a comprehensive re-zoning of the area. After the zoning change, Alliance leased 100% of the building to Yards Brewing, The City of Philadelphia Archives and Target on long-term leases while preserving 0.7-acres in the parking lot to construct 49 apartments over 11,000 square feet of ground-floor retail.
